DLBP secures an increase in floorspace in sensitive Conservation Area location via a section 73 application

How we helped and added value:
The site is adjacent to Victoria Park and in a Conservation Area, where the associated guidance seeks to limit the height and size of roof extensions. We had previously secured full planning permission for eight new apartments on this site at the Council’s Planning Committee, where strong objections had been raised.

Following this, our client identified areas where the internal layout of a number of apartments could be improved if additional floorspace could be secured. We prepared a robust design and planning argument to convince the Council that the increase in size to the approved roof extension would be modest and would not be noticeable in comparison to the approved scheme. We also argued that there would be no additional impact on the amenities of the residential occupiers, and that the improvements to the new apartments themselves would be significant.

The Council accepted these arguments and granted the Minor Material Amendment under delegated powers.
