DLBP secures prior approval to convert offices within Islington Conservation Area into luxury apartments

DLBP is delighted to have secured prior approval consent, on behalf of a private client, to convert two existing offices into two large, luxury, apartments, within the highly desirable St Luke’s Conservation Area in Islington, North London.

Prior to DLBP’s involvement, our client had sought to convert the two offices into apartments through a series of full planning applications, all of which were refused by the Council due to it considering insufficient marketing demonstrating the offices to no longer be viable having taken place.

To overcome this, DLBP devised a planning strategy utilising Permitted Development Rights for the conversion of the offices into flats, avoiding any need for the site to be marketed.  The strategy also proposed a separate application for full planning permission for the installation of a new window, ensuring all of the apartments would meet the requirements of the regulations with respect to daylight and sunlight.

DLBP then implemented this strategy by preparing the necessary supporting documents and forms, and working closely with Adventure in Architecture and CHP Surveyors to ensure the scheme was acceptable in every regard.  DLBP also prepared a Statutory Declaration on our client’s behalf certifying that the offices had been vacant for three months (in line with the regulations).

Once the applications had been submitted, we liaised closely with the Council throughout the determination process to ensure that no objections were raised, and that the necessary consents were duly granted for the scheme.
