DLBP secures challenging permission for new family home in Hertfordshire green belt

DLBP is extremely pleased to have secured planning permission for a new family home on a previously undeveloped green belt site in the beautiful village of Essendon, Hertfordshire.

DLBP first assisted our client by undertaking a planning appraisal which identified the key constraints and opportunities to achieving development on this site.  As garden land washed over by the Metropolitan Green Belt, we had to devise a specific planning strategy to overcome these constraints and secure permission where new development is typically restricted.

Firstly, we led on the preparation and submission of a pre-application enquiry to the Council.  This involved us preparing a pre-application briefing, justifying why the development of one new home would be acceptable in the green belt, and all other respects.  We also worked closely with the client and Chassay Studio to design an exceptional scheme that responded positively to the site and it surroundings.  We were therefore delighted that the Council confirmed it would support a future application for such a proposal.

Following this, DLBP proceeded to prepare a full planning application for the scheme, supported by Chassay Studio and with technical input from David Hillelson at The Heritage Network and Tom Grayshaw at TGA Arboricultural Consultants.   

Acting as agent for the application, we liaised closely with the Council to address any queries raised through to receiving a positive decision.  We were particularly pleased to receive supportive comments from the Council’s Landscape, Ecology, and Heritage and Conservation Officers, and several local residents.  This was testament to the high quality nature of the entire application, prepared by us from the very outset.
